Guidelines are typically used to create distinctive attractive places, and ensure that present and future development is context sensitive. Design guidelines add value to a community's built environment by ensuring well-designed buildings, attractive and useful improvements, appealing facades, and cohesiveness. Guidelines can apply to a variety of elements - lighting, signage, basketball hoops, concrete, paint colors, transit shelters, benches, sidewalks, public spaces, parking, etc. The design guidelines are an extension of the CC&R's.

The limitations placed on the use and enjoyment of real property are intended to maintain a certain look within the neighborhood. Some of the covenants, conditions or restrictions may require certain setbacks for installed items, fence heights and types, paint colors, parking rules and much more. By law, the Board of Directors must enforces this, along with, the other community documents.
